Is underground infrastructure detection useful when buying land?

Hi everyone! We’re planning to purchase a plot of land on which to build a small logistics center. The seller claims that the land is clear of utility lines, but there isn’t much documentation to support this. Do you think it’s worth conducting a survey of underground utilities before buying land? I’m worried that we’ll sign the agreement and then, when we start excavating the foundation pit, we'll find an old cable or pipe, which would prevent us from building. Has anyone conducted this type of audit before closing a deal?

The seller is pushing for a down payment because he says he has other buyers, so time is short. Is it possible to perform this scan in just a couple of days? Will the radar detect plastic or concrete pipes? I've already been told that regular metal detectors are useless.

This should definitely be a mandatory step in the due diligence process. My friend almost lost a fortune. He bought a "clean" plot of land for a service station. However, when they dug deeper into the project, they discovered an old, reinforced concrete sewer running right through the middle that wasn't listed in any records.
